Property is the hardest thing in Indian marketing to advertise honestly.
The ticket size is enormous. The decision takes months. The buyer talks to family, a banker, and four brokers before they talk to you. And the moment a form is submitted, five competitors are calling the same person.
So the campaigns that win are not the ones with the cleverest creative. They are the ones wired to the way people actually buy a home — which is slowly, locally, and with a lot of second-guessing. Why real estate does not behave like other categories
Four things make property different, and every one of them changes the plan.
- The consideration window is months, not minutes. A lead that goes quiet in week two is not a dead lead. It is a normal lead.
- Geography is the product. Nobody buys "a 2BHK". They buy a 2BHK twenty minutes from their office. Radius, not demographics, is the real targeting lever.
- Inventory is finite and dated. When a tower sells out, the campaign has to stop. Unlike e-commerce, you can succeed too fast.
- It is regulated advertising. RERA governs what a property ad may say and what it must display. More on that below, because it is the part most digital teams miss.
Where real estate enquiries actually come from
Here is the honest split of what each channel does well and where it fails. Use it to decide what to fund first, not to pick one and abandon the rest.

Google Ads: buy intent, not impressions
Search is where the serious buyers are, because they typed the thing they want. The structure that works in India is boring and specific.
- Split brand from category. One campaign for your own project and builder name — cheap, high converting, and you must own it before a portal or a broker bids on it. A second for category terms like "3 bhk in locality".
- Go locality-deep, not city-wide. "Flats in Thane" is a budget shredder. "2 bhk near Ghodbunder Road" is a buyer. Build ad groups around the micro-markets you genuinely serve.
- Add negatives on day one. Rent, PG, hostel, jobs, salary, plot loan, and every competitor project you do not want to pay to advertise. Our guide to negative keywords covers how to build the list properly.
- Send the click to the project, not the homepage. One project, one landing page, one form. A homepage with six projects on it makes the buyer choose again.
- Bid to a target you can defend. Work backwards from booking value, not from what feels affordable. Cost per click tells you almost nothing on its own.

Meta ads: cheap leads are the easy part
Meta will give you leads. That has never been the difficulty. The difficulty is that an instant form takes two taps and no thought, so a meaningful share of what arrives was never a buyer.
Three changes fix most of it.
- Switch the instant form to "higher intent". Meta's own setting adds a review step before submit. It reduces lead count and raises lead quality — which is the trade you want.
- Add one qualifying question. Budget range or possession timeline. One question, not five. It filters the accidental taps without killing the form.
- Optimise for the deeper event. If your CRM can push "site visit scheduled" back to Meta as a conversion, do it. The algorithm then hunts for people who behave like people who book visits, not people who fill forms.

Local SEO: the part brokers underuse and developers forget
A site office is a physical business with an address, and that makes it eligible for the map pack — the three-result block that appears above everything else on a local search.
It is free, it is under-contested in most Indian micro-markets, and it responds to effort rather than to domain authority.
- Claim and finish the Google Business Profile. Correct category, real photographs of the actual site, site-office hours, and a phone number someone answers. Our walkthrough on optimising a Google Business Profile covers the fields that matter.
- Get reviews from buyers who have possession. Not from staff. Not from friends. Real reviews from real handovers are the single strongest map-pack signal you control.
- Keep the name, address and phone identical everywhere. Portals, directories, the website footer. Inconsistency here quietly suppresses rankings — see local citations and NAP consistency.
- Build one page per locality you serve. Genuinely different content on each — connectivity, schools, price bands, current inventory. Not one template with the city name swapped.

RERA: the compliance rule most property ads break
This is the section competitors leave out, and it is the one that can cost you a penalty.
Under Section 11(2) of the Real Estate (Regulation and Development) Act, 2016, a promoter must display the RERA registration number of the project in every advertisement and prospectus issued for it. The Act does not carve out digital. A Meta creative is an advertisement. So is a Google responsive search ad. So is the landing page.
Practically, that means:
- The registration number goes in the creative itself, not only on the website.
- It goes on the landing page, above or beside the form — not buried in a footer nobody reads.
- Claims about amenities, possession dates and approvals have to match what is filed with the state authority. If the filing says one thing and the ad says another, the ad is the problem.
- State authorities publish their own advertising guidelines on top of the central Act. Check the rules for the state the project sits in, because they differ.
None of this is a marketing constraint so much as a credibility feature. In a category where buyers assume they are being misled, a visible registration number is a trust signal that costs nothing.
Lead handling is where most real estate campaigns actually die
You can do everything above correctly and still get nothing, because the lead arrived at 9:40pm and someone called it at 2pm the next day.
By then the buyer has spoken to three other projects.
The fixes are unglamorous and they outperform any creative change:
- Route leads in real time. Meta and Google both push leads instantly. If yours arrive as a daily CSV, that is a settings problem, and it is costing you more than your media budget.
- Call within minutes, not hours. Speed to first contact is the highest-leverage variable in the entire funnel.
- Send a WhatsApp immediately. If the call is missed — and most first calls are — a message with the project name, the RERA number and a site-visit link keeps you in the conversation.
- Track the outcome, not the form fill. Every lead needs a status: contacted, qualified, visit scheduled, visited, booked. Without it you cannot tell a good channel from a loud one.

What it costs to run this properly
Two separate numbers, and confusing them is the most common budgeting mistake in the category.

These are market ranges, not a rate card. What a project actually needs depends on ticket size, how many units are left and how contested the micro-market is. What we will not do is quote a number before we have seen the inventory, because that number would be fiction.
